Country home for sale. This home has 3 bedrooms and 1 bath. The house is sitting on a conventional foundation and to my knowledge there are no foundation problems. Treatment plant is in great shape. The house is about 1,800 sq. ft. and if you include the breezeway and 2 car garage, the sq. footage is 2,500. This house is on 4.3 acres and has a stocked pond. There is a pole barn (enclosed on three sides) on the property that is in good shape. Electricity and water are run to the dog pens (3) out back. The property has gently rolling hills and lots of trees! My favorite are the two huge oaks in the back yard. Our kids spent many afternoons swinging on the tire swing that hung from the big oak. There are 4 producing pecan trees and 2 apple trees on the property.The house has been remodeled and there are a few things still left to be done. THIS IS WHERE I AM FLEXIBLE ON THE PRICE. Ideally, there are three things I would like to complete before I sell the house and then let the new owners complete the remodel according to their specs. No one has the same tastes and if I am going to sell the house, I feel like the new owner would prefer to select the paint and flooring him/herself. However, I do have most everything it would take to complete the remodel purchased except the living room floor and one bedroom floor and will leave it with you should you like it. The back of the house is complete (2 bedrooms and one bath). The living room needs to be painted and the new floor installed. We installed a floating floor in the back of the house and just haven't made it to the point of completing the living room floor. The kitchen needs to be painted and the tile floor installed. I have the tile. It matches the countertops. The front bedroom needs to be painted or can stay the way it is. Paneling is on the walls. I prefer lighter walls, which is why I planned to paint. I have all the paint samples so you can match the remainder of the house if you want to use the same color scheme. Same applies to the wood flooring. Ceilings are 9' in the living, kitchen, front bedroom and dining area. The living and kitchen area is open with a bar that connects the two. Dining area has a bay window and is complete unless you want to change the flooring. There is a separate washroom off the dining area. It could use a painting to freshen it up. The breezeway is screened and connects the house to the garage. The garage is a 2 car garage and has a large storage room on the back of it. In addition, there is storage space in the attic above the dining area in the house and above the garage. The outside of the house needs painting or siding, your call. The roof is about 2 years old. No leaks.All windows have been replaced in the house with the exception of two and there is a reason for that. I wanted a deck off the back of the house with French doors that connected the house and deck. I planned to knock out a wall or the two windows to accommodate the French doors. If the house doesn't sell, I still plan on doing this. However, I do have the replacement window already purchased so no additional expense there.The heating and cooling is electric and run by a Goodman 5 ton unit. This unit is very efficient. Our electric bill is usually $150 per month and I keep it COLD in the summer! Even in the hottest/coldest months our bill doesn't go over $200. It is usually around $180 during those months. The hot water heater and stove are run by propane. Tank is currently rented from Blossman. That fee is about $60 per year. The tank will hold 150 gallons and we (2) use about 1 and 1/2 tank per year. Insurance on the house is reasonable and with State Farm. It runs about $1,300 annually. Taxes are $300+/-.I guess, bottom line is...other than painting or flooring in part of the house, the house is completed. If you don't mind a little work, this home is for you.This home is the perfect distance from town. Just 5 minutes from Byram or 15 from Jackson.
